N13 Notice: Renovations & Demolitions

When to Use the N13

The N13 is for when a landlord requires the unit vacant for major renovations that need a building permit and cannot be done while someone lives there, or for demolition.

Requirements & Rights

  • 120-Day Notice — Tenants must be given at least 120 days' notice.
  • Right of First Refusal — Tenants can choose to move back into the unit at the same rent once renovations are complete.
  • Permits Required — Landlords must have obtained all necessary building permits before serving the notice.

Compensation

Landlords must provide 1–3 months' rent or alternative accommodation, depending on the number of units in the building.
