N6 Notice: Illegal Act or Misrepresentation

The N6 Notice is served when a landlord has evidence of an illegal act committed by a tenant or if they have provided false information about their income in a social housing unit.

Termination Periods

The termination period for an N6 notice is 20 calendar days. This period is the same whether the act was committed in the unit or in the residential complex.

Grounds for an N6 Notice

  • Illegal Activity: Drug trafficking, theft, assault, or other criminal acts.
  • Misrepresentation: Providing false information about income or the number of people living in a social housing unit.

Proof Required

The landlord must have clear evidence of the illegal act. This can include police reports, witness statements, or video footage. A criminal conviction is not required, but it is strong evidence for an LTB application.
