Above Guideline Increases (AGI) in Ontario

What is an AGI?

Every year, the Ontario government sets a rent increase guideline. An Above Guideline Increase (AGI) occurs when a landlord applies to the LTB to increase the rent by more than the guideline amount.

  • Permitted Reasons — Major capital expenditures, extraordinary tax increases, or security cost increases.
  • Cap — AGIs are capped at 3% per year for a maximum of three years (total 9%).

Tenant Rights & Disputes

  • The Hearing Process — Tenants have the right to attend the hearing and dispute the landlord's claims.
  • Ineligible Expenses — Routine maintenance, repairs already covered by rent, or cosmetic improvements are not valid AGI reasons.
  • Document Review — Reviewing the landlord's evidence for errors or inflated costs is critical.
